Ian sees the community appeal of Hulton Square

ITV’s hit soap, Coronation Street, may be returning to its ancestral home of Salford in 2012 but canny homebuyers are already being attracted to a housebuilder’s modern take on the traditional redbrick terrace just seconds away.

At LPC Living’s Hulton Square development in the nearby village of Ordsall the rows of terraced house have evolved into spacious and well-proportioned townhouses that offer good value and crucially that elusive community spirit associated with bygone years. Some 70% of homes in the second phase have already been sold to buyers looking to move away from rental life in an anonymous city centre apartment block.

Ian Walpole, 37, is one such urbanite craving some good old-fashioned community spirit and neighbourly interaction. Having lived in the city centre for over five years in a one bedroom apartment he is now getting ready to move into a brand new three bedroom townhouse in Ordsall.

Ian, originally from Cardiff and a MAC operator at an advertising agency in Castlefield had wanted to move to a house for some time, he said: “As I’m getting a bit older, having the bars and Manchester nightlife right on my doorstep is becoming less appealing and the thought of having a garden and extra space motivated me to start looking for a house.”

Location and price were both major factors in Ian’s decision, which led him to take a look at Hulton Square. He continued: “I didn’t think I would be able to afford somewhere quite so central and close to town, and although I had some initial reservations of Salford and Ordsall based on what others had said to me, the reality was very different. The first time I visited the show home, I got a really good feeling for the area and could instantly see myself living there. This was reinforced when I saw all the amazing plans for the area including MediaCityUK and the improved tram links to the city centre, which is less than ten minutes away.

“I bought my home off plan, which I was naturally a bit nervous about, but particularly liked the modern exteriors on the earlier phases as it had the feel of a traditional terrace street. However since I have seen the new showhome – which is the same style as mine – I’m really pleased with my choice. The house is fantastic, with really big, light and airy rooms, great kitchen and bathroom fittings and plenty of storage. I think that Ordsall will not only make a good home for me but will also be a good investment for the future. I can’t wait to move in and am looking forward to having neighbours to chat to!”

Scott Neal, LPC’s marketing manager said: “The homes at Hulton Square were designed to meet the needs of the new modern family, but inspiration was also taken from one of nation’s greatest soaps with the street scenes designed to echo the traditional Coronation Street style of terraces. The soap was originally filmed just around the corner from Hulton Square so it is great to see that is coming home to nearby MediaCityUK and the values of neighbourliness and community are something that local residents want to continue.”

LPC has recently launched a spacious one-bedroom apartment and a generous three bedroom townhouse. All homes come with an excellent specification with flooring throughout, a contemporary fitted kitchen, Villeroy and Boch bathrooms and parking offered as standard.

An open weekend is taking place on 5 & 6 February (10am – 5pm) where prospective buyers are invited to come down and have a look at just how far their budgets will stretch.

Hulton Square, has been developed on a redundant brownfield site that was cleared in the 70s and overlooks the beautiful Victorian tree-lined Ordsall Park. It sits between the recently renovated St Clements Church and Radclyffe Park, the new £50m mixed-use retail centre developed by LPC Living, where construction is underway.
